Terms & Conditions

Timber Coast Inspections

Please review our booking and service policies below. These terms do not replace or amend your signed inspection agreement.

Signing and payment

Payment is due when you sign your inspection agreement. The signed agreement and payment must be completed at least two hours before the scheduled inspection. Otherwise, the booking is canceled unless Timber Coast Inspections approves an exception to the business deadline. A signed inspection agreement is still required before the inspection.

Prices and discounts

Prices, discounts, and promotional offers are subject to change at the discretion of Timber Coast Inspections until the client signs the inspection agreement. Once signed, the agreed pricing will remain unchanged unless the client approves changes to the services or price.

Cancellations

At least 24 hours before the scheduled inspection: your payment will be refunded in full.

Less than 24 hours before the scheduled inspection: a $50 cancellation administration fee applies, and the remaining payment will be refunded.

Timber Coast Inspections may waive the cancellation administration fee at its discretion.

Approved refunds are returned to the original payment method. Please allow 4-14 business days after the refund is issued for it to appear.

Giving cancellation notice

Cancellation notice is effective when received by Timber Coast Inspections by email, text message, live phone conversation, or voicemail. The notice must identify the client and inspection and clearly request cancellation. The earliest valid receipt time applies, whether or not we have reviewed the message. A missed call without a voicemail does not constitute cancellation. All cancellation deadlines are measured against the scheduled inspection start time in Pacific time.

Rescheduling and property access

Rescheduling requests are reviewed case by case and are subject to availability and approval. The client’s real estate agent is responsible for arranging property access. If there is no agent, the client is responsible. The client or agent does not need to attend if the inspection can proceed as arranged.

Inspection scope and written findings

A home inspection evaluates visible, accessible conditions at the time of inspection. It is not technically exhaustive and cannot identify every concealed condition or defect. Unsafe or inaccessible areas may limit the inspection; limitations will be documented in your report. The services and exclusions for your inspection are described in your signed agreement. Environmental testing and other specialized services are not automatically included and must be agreed upon in writing.

The written inspection report and any written amendments are the official record of the inspection findings. Verbal discussions are for clarification and do not replace or amend the written report. If a verbal comment appears inconsistent with the report, please request written clarification.

Agent report access

The client is responsible for sharing the inspection report with their real estate agent.

Timber Coast Inspections does not sell your personal information. We share information only as necessary to provide our services, with your written authorization, or as permitted or required by law. We do not automatically share your inspection report with your agent.
