How long does a home inspection take?
Most inspections take 2 to 4 hours, depending on the size and condition of the property. We take our time to ensure every major system is thoroughly evaluated.

How much does a home inspection cost?
Pricing depends on the size, age, and location of the home. Most inspections range from $400–$650. Additional services such as mold testing, sewer scopes, or thermal imaging may incur extra fees. Contact us for a quote.
When will I get the inspection report?
You’ll receive your full home inspection report within 24 hours, often the same day.
Do I need to be present during the inspection?
You’re not required to attend, but we strongly encourage it—especially for the final walkthrough. We’ll point out key findings, explain issues in plain terms, and answer any questions.
Are you licensed and insured?
Yes. Timber Coast Inspections is fully licensed, certified, and insured in Washington State. We follow the InterNACHI and Washington Standards of Practice and Code of Ethics.
Do you inspect for mold, pests, or radon?
We visually assess for signs of mold, moisture intrusion, and other common house hold pests. For mold testing, we offer optional lab-based air and surface sampling.
