Your water heater is one of the hardest-working appliances in your home, but it's also one that's easy to overlook. A few simple details can make a big difference in safety and help reduce the risk of water damage. Here are three important items we commonly look at during a home inspection.
1. The Temperature & Pressure Relief Valve (TPRV)
The Temperature & Pressure Relief Valve, often called the TPRV, is a critical safety device. If pressure or temperature inside the tank becomes too high, the valve opens to help prevent a dangerous buildup.
When it activates, it can release extremely hot water under high pressure. Because of this, the discharge should be routed safely to the exterior or another approved termination point where it won't create a burn hazard inside the home.
Never cap, plug, or block a TPRV discharge.
2. A Drain Pan Isn't Enough Without a Drain
A drain pan is designed to catch small leaks from the water heater, but it can only do its job if the water has somewhere to go.
If the drain pan has an open drain outlet with no drain line attached, water can simply spill onto the floor instead of being carried away. This can lead to water damage before the problem is noticed.
3. Water Leak Sensors Provide Early Warning
A simple water leak sensor placed in the drain pan can alert you to a leak before it becomes a major repair.
These inexpensive devices can notify you when water is detected, giving you the opportunity to address a problem early and potentially avoid costly damage.
4. Earthquake Straps Should Be Secure
In areas where earthquake straps are required, they should be securely fastened and in good condition.
Loose or improperly installed straps may not adequately restrain the water heater during seismic activity. Even outside of earthquake-prone areas, a properly secured water heater is less likely to shift if it's bumped or subjected to unexpected movement.
