How to Read Your Home Inspection Report (Without Panic)

You’ve just received your home inspection report—and it’s 40 pages long, full of photos, comments, and technical terms. Don’t worry. This is completely normal. At Timber Coast Inspections, our job is to be thorough—not to scare you. In this post, we’ll show you how to confidently read your report and understand what really matters.

 Start with the Summary Page

- Most reports begin with a summary of key findings—including major safety issues, structural concerns, and items that may need immediate attention.
- This section is your roadmap. Focus here first, then dig into the full details if needed.

Know the Difference: Major vs. Minor

- Major issues are those affecting safety, structure, or essential systems (like the roof, foundation, or electrical panel).
- Minor findings might include loose door handles, slow drains, or cosmetic wear—things to keep in mind, not freak out over.

Use the Photos & Comments

- Each item in your report will include photos and inspector notes. These aren’t just for record-keeping—they help you and your agent understand the issue clearly.
- If something seems confusing, ask! We’re always happy to clarify findings.

Don’t Panic Over Long Reports

- A 30- to 60-page report is completely normal—especially in older homes.
- Our job is to document everything we observe, not to judge or suggest walking away.
- Think of it like a medical check-up: lots of small notes, a few things to watch, and maybe one or two things to address.

What to Do With the Information

- Share the report with your real estate agent—they’ll help prioritize repairs or negotiate with the seller.
- Decide what issues are worth addressing before closing, and what can be handled later.

Final Thoughts: Knowledge is Power

Your inspection report is not a pass/fail test—it’s a tool. A guide. And most of all, it’s there to help you make a smart, confident decision about your future home.

At Timber Coast Inspections, we’re committed to clarity, transparency, and helping you move forward with confidence.
